SELLER GUIDE TO SELL

Real Estate Fee: 6% to 7% + compliance fee of $595 to our agency.


Before listing your home:

  1. Getting your home ready by fixing any repairs and cleaning personal belongings to boxes.

  2. Schedule a city sale’s inspection, a final water bill reading and a call to the lender for a payout letter. HOA status letter.

  3. Do the math, understand your closing cost, real estate commission, and mortgage pay out.

4 steps to selling your home!

  1. Showings/Offers: Start showing your home by only being at the home when only necessary. Set a deadline for offers to review and pick highest and best.

  2. Deposits/Inspection: Once you accept an offer, I will collect a deposit from the buyers. The buyers will schedule another inspection by a private contractor to make sure everything is working properly. If any repairs required especially for FHA offer you must repair them.

  3. Appraisal & Title work: At this point we will be in the 2nd to 3rd week since you accepted an offer. The buyer's lender will schedule an appraisal to make sure the home is at the price value we accepted by comparing it to homes sold in the area. The title company will work on clearing the home from any liens/debts/issues to make the buyers receive a clean title aka ( Warranty Deed).

  4. Finalizing your title documents: at this point we will be in the 4th week since you accepted an offer . you will be responsible for a closing cost which will range to 1% for taxes, title company fee, real estate commission etc.

BUYERS GUIDE TO A NEW HOME


Before looking at home:

  1. Getting pre-approved for a mortgage/CASH finance must be in a bank account.

  2. Talk to your lender about your monthly payments & down payments.

  3. Determine which area you want to be at/House type/Beds/Size etc.

5 steps to owning a home!

  1. Showings/Offers: Start looking at homes and placing offers.

  2. Deposits/Inspection: Once the offer is accepted you will need to turn in a deposit to our office and schedule a private inspection. If any repairs are required your realtor will negotiate.

  3. Appraisal & Title work: At this point we will be in the 2nd to 3rd week since our offer got accepted. Your lender will schedule an appraisal to make sure the home is at the price value we offered. The title company will work on clearing the home from any liens/debts/issues to make you receive a clean title aka ( Warranty Deed).

  4. Finalizing your mortgage & title documents: at this point we will be in the 4th week since our offer was accepted. Your lender will reach out to you to send you closing documents with your interest rate, final amount of down payment and monthly payments.

  5. Final Walk Through/Closing: A day before closing we will go for a final showing to see the home to make sure everything is in order. The next day we will meet at the office, sign final documents and get your keys to your new home!
